I read this morning that Councilmen Green and Greenlee will be
introducing a bill banning phone calls and texting while driving.
I really hope everyone supports this; the problem rampant in
Philadelphia. Look around next time you're in traffic; it isn't
uncommon to see about 30% of the drivers using their phones.
It's against the law to drive while drunk, and many studies have
shown that using the phone while driving causes at least the same
degree of impairment.
Thanks for taking the time to read this, and I hope to hear that

Please oppose the requested zoning change for Cross Street. The
51' proposed height is inappropriate for the neighborhood.
Zoning exists for a reason--this is an an example of what could
happen w/o good planning and zoning.

variance applied for. The builder is misrepresenting the

Councilman Jones,
The Ridge Park Civic Association (RPCA), representing dozens of
residents directly affected by the proposed Sheldon Crossing
development, opposes the zoning variance which would permit
Denale Inc. to built homes 51 feet tall.
Similar structures which have been built in our community are
monstrosities in an area comprised of two- and three-story
homes. Four-story dwellings tower over adjacent older homes
like the architectural equivalent of impending doom. The
proposed Sheldon Crossing homes would loom over the rowhomes on
Silverwood St. from Hermitage to Gates. Their location to the
west of these residents' backyards would cut off important
afternoon sun to their back lawns and gardens.
These residents, most of whom are members of RPCA, have other
concerns with the specifications of the Sheldon Crossing
development. Most significantly, Denale Inc. agreed in the
RPCA's May meeting to present revised plans to the general
membership. They have instead represented to RPCA that they
have reduced the height of the homes to 42 feet but have not
submitted revised plans as promised. This reduction in height
may have been accomplished by altering the ground level of the
site sufficiently to have the bottom floor classified as a
basement. This would do nothing to alleviate the problems
stated above.
In addition, Denale representatives made statements to area
residents that they would built 22 homes instead of 16 if
compelled to reduce the height of the homes. This was plainly
said as an expression of retaliation for residents' pursuing
their own interests. The revised plans may in fact include more
homes than the 16 initially proposed. In light of Denale having
reneged on their commitment to present revised plans to RPCS we
simply do not know.
Residents also have concerns relating to parking, traffic flow,
and other issues. When you ran for office, Councilman, you
stated that you would represent residents' interests over
against those of developers "99% of the time." I am grieved to
think that the first such opportunity to do so apparently
represents the one-percent exception.
Support those who put you in office, sir, and oppose this
zoning variance.

Good morning, Mr. Jones,
I am a constituent of yours who lives at 4719 Silverwood Street. There is a
Zoning Board meeting tomorrow regarding the proposed development by Denale of
the Cross Street/Sheldon Street area. There has been so much ambiguity,
misinformation and intimidation of neighbors by Denale that it is unclear to the
neighborhood just what is being proposed! I assume that you know that your
constituents in the neighborhood are not in favor of any new development (as the
area is already subject to dangerous traffic congestion and patterns). Also,
neighborhood parking - which is already horrible - cannot take on 20 new homes
(though I cannot see how they plan to fit that many homes on the space available)
with their 40 plus added vehicles.
It seems that the neighbors cannot deny that builders the right to build.
What we do want to deny them is building 41 feet, 42 feet, 51 feet high (it keeps
changing) monstrosities in our family neighborhood. Denale is requesting a height
variance of the 35 feet high code.
I would appreciate knowing your position on this matter before the Zoning
hearing tomorrow. I would appreciate knowing how you might be able to help us.
